REPORT SCOPE AND MARKET OVERVIEW

Europe's hotel sector, with revenues of around €200 billion, is concentrated in a handful of countries: Germany (19% of the market in value), Spain, Italy and France. Alongside these historic and mature regions, a number of hotel markets are taking shape and developing rapidly in Southern and Eastern Europe, notably Portugal and Poland.

Hotel chains, often owned by international groups such as Accor, IHG Hotels & Resorts or Marriott International, are gaining ground on independents. They are increasingly using less capital-intensive methods of development, such as management contracts or franchising. Even so, the majority of hotel rooms in Europe are still operated by independents.

After several years of post-Covid convalescence, the European hotel industry returned to almost normal levels of activity in 2024. Spain, Europe's powerhouse, recorded one of the most dynamic levels of hotel occupancy, up by 5%. Nevertheless, hoteliers still have to contend with a hyper-competitive environment, marked by the success of Airbnb rentals, the upmarket nature of campsites and the boom in coliving facilities in Europe's major cities. They also have to contend with the rise of online booking platforms controlled by the Booking Holding, Expedia and HRS groups.

Hotel groups are now finding it more difficult to expand in Europe due to the scarcity of available land. As a result, the sector has been undergoing a consolidation phase for several years now, through external growth and soft-branding strategies. To differentiate themselves from standardised offers and respond to the rise of bleisure, a practice that involves mixing business and leisure activities during a trip, some managers are also gearing their offer towards lifestyle by offering experiences that combine accommodation, coworking, cultural events, etc.

In this report :

Analysis of the market and its outlook to 2030

This study provides a comprehensive overview of trends in the European hotel sector, based on figures. With heightened geopolitical tensions and international uncertainty, what is the real outlook for growth until 2030? How might prices evolve in the face of competition from Airbnb rentals and the rise of digital giants such as Booking?

Targeting markets with high growth potential

Using an exclusive scoring system, Xerfi's experts have identified the most promising European markets. Based on a dozen or so key competitiveness indicators, the study highlights the areas to be prioritised for strategic development. Which markets offer the greatest opportunities? How attractive is the industry in each different country?

Deciphering the competition and its evolution

The report provides a detailed cartography of the competition: positioning, locations, identity cards for the leaders, and a ranking of the top 200 European companies. Who are the most successful groups and what are their business models?
